Second Charge Mortgages – Residential Property

  • Up to 100% LTV for employed and self-employed clients with no credit issues (up to 140% LTV with small loan size)
  • Options for day rate contractors who have been contracting for at least 12 months
  • Lenders will accept clients who have been on furlough, providing their recent payslip shows income is back to normal.
  • 100% of regular bonus, commission and overtime accepted.
  • Up to 100% LTV for clients with 1 unit of adverse in the last 12 months
  • Can accept clients in a DMP/IVA with no minimum term
  • Mortgage payment holidays must have ended.
  • Rates from 3.85% for prime clients with a good credit score.

Second Charge Mortgages – Buy to Let

  • 75% max LTV on unregulated BTL
  • Consumer BTL 110% LTV (for Employed clients only), 75% LTV for self employed
  • No Minimum income requirements with some lenders
  • Top slicing is available with certain lenders
  • Any payment holidays must have ended, and applicants must show they have made their current mortgage payment.

Third Charge Mortgages

  • Loans up to £50,000
  • LTV to 140%
  • Rates dependent on Credit checks and LTV
  • Lending available on Help to Buy and Shared ownership

Bridging – Residential Property

  • If you or your family will live in the property (regulated) – up to 75% loan to value
  • If you or your family won’t live in the property (unregulated) – up to 85% loan to value
  • Second Charge – up to 75%
  • Buy to let refurbishment up to 85%
  • Auction Purchase – up to 85%
  • 100% options with additional security (i.e. other property)

Bridging – Commercial Property

  • Semi-Commercial up to 75% loan to value
  • Commercial up to 70% loan to value
