Our customer wanted to purchase a semi-commercial property, which consisted of a shop on the ground floor and two flats above. The property was valued at £280,000 before the work was done and this was the agreed purchase price. He also wanted £35,000 to create two extra flats on the ground floor. 

There was as added complication due to a delay in the completion of the purchase after the contracts had been exchanged. It was clear the work carried out by the customer would increase the value of the property and so we approached lenders who we knew would consider the case. During this extended period of exchange, the customer was able to create the two ground-floor flats.

Our customer was really pleased he was able to fund the whole project using his commercial mortgage.
